Texas VA Loan Limits

While there is technically no limit set by the VA for mortgage loan amount, there is a limit to what the VA will guarantee, which is a quarter (1/4th) of the loan amount. For a fully entitled borrower, this is $36,000, meaning the home loan should be $144,000 or less. However, due to the housing market, the VA has determined a secondary entitlement amount to keep in line with the conforming loan limits set by Fannie Mae and Freddie Mac, of up to an additional $68,250. This brings the total allowed entitlement to $104,250 ($36,000 + $68,250) as the maximum guarantee by the VA. This means that a borrower can generally get a home loan for up to $417,000 ($104,240 x 4) without a down payment requirement. This amount is adjusted for “high cost” areas, by county, throughout the country.

More often than not if your home is over the VA loan limit in Texas, you will need to adjust and prepare for providing a down payment. The loan limit is set to allow a fully qualified VA borrower a zero down payment option on their home purchase only if it’s within the loan limit for the county set by the VA. If your home purchase is over the limit set by the Department of Veterans Affairs, you may need to provide a percentage down on your home.

In the state of Texas, there are currently no counties with a maximum loan limit above the standard $417,000.
